Competent
Complex property is the specialty, not something taken on reluctantly. If an assignment is outside our competency, we say so before accepting it.
About
Goodwin Appraisals is a deliberately small firm: one certified residential appraiser doing the field work and writing every report, backed by an operations side that keeps scheduling, data and communication tight.

Julia G. Goodwin
Julia is a North Carolina native who knows both the Piedmont and Sandhills markets firsthand. Her family has worked in construction since the 1930s. She entered the housing industry in 2005 at a local Home Builders' Association office, then spent 2007 to 2018 in a residential appraisal office in Pinehurst, where the everyday assignment was resort, golf, equestrian, rural and historic property. She has carried that range into the Charlotte region.
She has completed more than 1,000 appraisals, from rural land and hobby farms to custom construction and waterfront property above $5 million. Lenders and AMCs bring her the files with elevated risk scores and unusual improvements. Attorneys, CPAs and families bring her the assignments where the report has to stand up to scrutiny.
She runs the practice on continuous process improvement and modern analytics, and she brings the same builder's eye to development consulting for investors and builders who want to know how the market will treat a plan before they commit to it.
She also teaches. Through Ask An Appraiser, Julia explains what actually happens inside an appraisal to the agents, buyers and owners who are affected by it.

How we operate
Complex property is the specialty, not something taken on reluctantly. If an assignment is outside our competency, we say so before accepting it.
Value follows the property's quality, condition and the market data, never a target number. We describe properties with observable facts, never with assumptions about a neighborhood or the people who live there. Equal housing opportunity is a principle here, not a compliance checkbox.
Clear scheduling, direct communication and delivery on the date we commit to. When something will take longer, you hear it from us first.
Operations
Chris runs scheduling, client communication and the firm's technology, bringing decades of network, infrastructure and business-systems experience to a small practice. That's why the data handling here looks more like a well-run IT shop than a typical appraisal office: paid, encrypted accounts with geographic redundancy, data sharing disabled, and automation only where it removes busywork without touching the appraisal itself.
